You can purchase a vacant lot in Angel Fire and hold it for future use. There isn’t a general Village requirement that you build within a certain number of years, although the covenants and restrictions for the individual property should always be reviewed.

What buyers sometimes overlook are the ongoing costs of owning the land. You’ll still pay property taxes, and properties within the Angel Fire Resort membership area are subject to Resort membership dues. Vacant property within the Village may also be subject to water and/or sewer availability fees. Locally, you may hear these referred to as “Village dues,” but they’re actually fees charged by the Village for utility availability.

Those fees are separate from actual water or sewer usage and the rates can change from year to year. When I’m helping a buyer evaluate a lot, these are some of the carrying costs I want them to know about before they buy.

When you’re ready to build, that’s when permitting, utility connections and any applicable subdivision or architectural requirements come into play.
